- Provider Description: We provide a unique 4-point water heater maintenance service that restores the tank to a clean operating condition and protects it from rust and corrosion to prevent early tank failure. 1) We use the Muck VacTM to clean out the calcium carbonate that precipitates out from heating hard water and can accumulate 10 to 25 pounds of sediment in the bottom of the tank. This thick layer of sediment causes inefficiency in heating, wastes 8-12% gas energy, annoying popping noise and excess heating which stresses the bottom metal and weld joints that don’t have the porcelain coating and accelerates corrosion. 2) We install the latest after market flushing device which consists of an extra long curved dip tube to create a swirling motion to lift and drive sediment out the drain valve which is replaced with a full port brass ball valve with a penny size opening to maximize the flushing action. This maintenance flush should be performed every 6 months to keep sediment from accumulating. The factory installed dip tube only reaches 2/3 down the tank so when cold water enters it mixes with the hot water at that level and reduces the hot water storage capacity of the tank. Also from 1993 – 1997 many tanks got bad plastic dip tubes that disintegrated in hot water. When the dip tube breaks off cold water enters the top and mixes with the hot water resulting in very short hot showers. The flush device we install not only corrects this problem but increases your hot water storage capacity by reaching all the way to the bottom of the tank and provides the most effective way to flush out returning sediment to keep the snap crackle & pop noise from returning. 3) The most important part of our service is replacing the anode rod which is the key to water heater longevity. This solid magnesium bar is what corrodes away to protect the tank metal from rusting. The anode rod should be replaced every 5 years to maintain rust protection. If you have a water softener the anode can be consumed in half the time of 2½ to 3 years so a second anode is needed for $55 more to provide double corrosion protection. A low clearance ceiling with a second floor above does not allow a solid anode rod to be installed and a flexible anode is needed costing $75. New 5 year warranty tanks come with one anode and 10-year warranty tanks have 2 anodes. The secret to water heater longevity is replacing the anode every 5 years so the tank is never left unprotected from the forces of galvanic corrosion causing it to rust and leak. So don't spare the rod and spoil the tank. It’s best to spoil the rod and spare the tank. We also offer a lifetime powered anode with a low voltage transformer that plugs into a wall socket for $270 + tax replacing the anode rods. The powered anode pays for itself in about 5 years by avoiding the need for the service call in 5 years to replace anodes. If 2 flexible anodes are needed the cost of just anode replacement would be $262. 4) The last part of our 4-point service is installing new corrosion proof dielectric plastic lined pipe nipples and new rubber washers on the flexible copper connectors. When we’re done it’s like installing a brand new self-cleaning water heater for 1/4 of the cost of replacing your tank. We install about $100 of new parts with our service and it takes about 2 hours to perform. The total 4-point service cost is $340/tank plus $9 tax, which comes to $349 per tank (add extra $50 for a 75gal. tank). I offer a multiple tank discount of $20 and a senior’s discount of $20. Our service also comes with a 5-year money back guaranty if the tank were to leak. In 5 years the tank will again need service for anode rod replacement which is $50 for each anode rod and $80 for the service call plus tax. Each additional service is backed by our 5-year money back guaranty as long as you own the tank. This warranty is also transferable to a new owner if they continue to perform the maintenance flush every 6 months and call me when it’s time for a new anode rod. You can keep your water heater operating for over 50 years if you just take care of it with regular flushing to keep it clean and replace the anode rod ever 5 years to protect it from corrosion.
